The first time, I replaced the AC/heating. There was no mold, but I had wanted to put in an HVAC system. Still, we found no mold at that time. Then, the tenant complained about mold again. Neither my husband or I could find mold. But I decided to be safe than sorry, so I called mold company X (not BH Environmental) and next day waited from 11 a.m. to 12:15 p.m at the property. Mold company X called at 12:15 to say the tech was sick and not coming. I was furious. I called BH Environmental and got lucky. They are the best! The communication was awesome via phone, email and text. They came to my rental house the next day and took samples. 24-hours later, the tests showed no mold. I notified the tenant, shared the findings that BH Environmental sent me; and asked the tenant to pay for the testing per the law; if not, as an owner, a tenant could demand testing every 30 days. Anyhow, BH Environmental was awesome and reasonable and efficient. They listened to my concerns about my tenants and provided peace of mind for all. Mold testing can be scary. Some companies are just looking for a payday, but BH Environmental is in it for the long haul, whatever you need. I would definitely use them again and highly recommend. Thanks, BH Environmental! All aspects of customer service were considered, and I felt listened to, first and foremost! Word to the wise, don't waste time on a swab test and just invest in getting your own mold inspector to come out at first site of mushroom growth - or really at first feeling that you aren't feeling right. Allowing landlord to handle things means they aren't fully following a protocol in your best interest. My case had an unusual chain of events of mold growth under my toilet floor over 18 months after a fumbled re-piping job in my unit in 2022, which I didn't realize was brewing until full-on fungus growth finally pushed out from under my bathroom floor in August 2024. I had coughing and breathing issues I couldn't pinpoint, had even called around city depts to see if asbestos permits were done - nothing on file. When I should've just called BH first off in May of 2023, and then REALLY should've called them at first site of growth altogether, to get initial mold contamination results instead of allowing landlord to proceed on their own path to avoid addressing the breathing issues for these past 18 months. I did do a home-swab test after 1st growth, thinking the landlord would've done some type of their own mold test, but wanted my own just in case. They actually didn't and just repaired - which is great, but doesn't take away the last 18 months. I then inquired about the black mold that I did find was in my swab and wanted full-on proper mold inspector. Cut to, I found out from Tenants' Union that if landlord hired the Mold inspector they aren't required to show me the results, so I decided to jump in and get my own mold inspector on-site before the landlord's, just in case. And sooo glad I did, and big shout-out to Nissa at BH office, who made it happen for me! Rick came out next morning, I showed him original situation so he could gauge where to get the best air samples, and he was just so knowledgeable about factors revolving around my particular situation (4 samples taken)! He did wall moisture readings, whipped out plastic containers and a tripod to capture proper air samples, and further guided me on asking the landlord's mold inspector for a test I can't do as a tenant. His inspection took about 45 minutes and VERY glad he came before the other inspector, because I saw how landlord just brought a guy out who was only in my apartment about 10 minutes, only did wall moisture readings, and not full air capturing as Rick had, and I was unable to request wall sample due to how fast things went (and landlord standing right there, staring at me.) Test results came back next day!! And although I was basically not on track for my needing to get that test at FIRST sight of fungus growth and not leave it to landlord, Eitan, the owner, further helped with answering any follow-up questions for what my results meant in relation to dealing with landlord. I'm very grateful! Rick was the perfect guy with his extensive background and so professional, and Eitan's finalizing support made me feel i was in good hand every step of the way.
